Hi need help, we put $100 deposit on a vacation rental for August, unfortunatley I had to cancel, which I did in writing as owner explanied on reservation form, he needed a written and post marked cancellation noticed received 30 days prior to the check-in date, well its been a good 3 weeks or more and no deposit fefunded yet I spoke with him about 1 week ago he said he got in and that my deposit would be out, my question is what can action can be taken if I dont get my deposit, this person I believe lives in Michigan? I didnt use a CC i mailed a check.

if you used a credit card you can call them and dispute the charge.

Overall though - things take time. If it's a mom and pop place - just stay on top of it. If you did everything return receipt requested - you have proof of cancellation as well as the request for the return of deposit.

If you used a credit or debit card contact your bank and do a chargeback. They will want to see your proof of cancellation. I would also e-mail the owner so that he/she e-mails you back with the refund information so that you also have something in writing from him/her.

30 days is a reasonable amount of time for them to process your refund. After that, give them a call and ask when was my check mailed? If they tell you it hasn't been processed, demand to know when it will be. Document everything, dates, times, phone conversations, who you spoke with etc. If they have a website, it would be best to do this through e-mail so you have written proof. Lots of time the threat of legal action, will produce results.

Send it again certified so you have actual proof he received it.
