Looking for a Home Warranty Company with Great Customer Service

We have had American Home Shield as our home warranty company for the past four years and the service continues to get worse. Last year our A/C went out (in July with triple digit temps) and it took AHS over a week to replace the unit. It took many calls to AHS to move the process along. Well the brand new A/C system went out this past Sunday and AHS has once again drug their feet getting it repaired. We have been without A/C since Sunday and it took until today to get a diagnosis. Now they are saying that it will take another 2-3 days before the part comes in and even then AHS may not pay for the repairs. I'm tired of paying our premiums and getting poor customer service. Does anyone have a great experience with a different warranty company? I would like to switch companies as soon as our contract is up.

AHS pays their contractors a reduced fee, therefore if contractors can make their full fee working on another job, they work that job first and the reduced fee jobs are typically last. Everything Residential does not do this. they pay the contractors their full fee, therefore you do not get pushed back. I refer them to all of my clients before we close, and many continue with them after the initial one year coverage, with that said ALL Home Warranty companies do not cover as much as you believe they should.

We us First American Home Buyers and haven't had any issues. Our A/C went out just last Friday, and they were able to find a company that was able to come out on Saturday! We've had other issues, too, and they've always had a great respone time. They follow up with you, too, to make sure the work got done to your satisfaction. Good luck!

Home Warranties have a bad rep, as you can read, but not all companies are kin to the devil. But now you know some good questions to ask when selecting your new home warranty company. I recommened One Gaurd, and our local representative is Tom Westhora. His cell number is ###-###-####. The website is www.onegaurd.net. I learned recently that they are the only home warranty company operating with zero debt and have zero current litigations.

FYI... for everyone who has had AHS, they were sued last year for breach of contract. The judge decided that AHS would not be responsible for the proposed settlement, but I believe it's going to head to court again. If you google Edleson Class Action Lawsuit, you'll get the details. We had them two years ago, and they refused to cover things that were clearly covered under our contract.

We had Fidelity in our old house, and they were awesome about covering everything.

OMG! I felt like I was reading a post that I should have written! This exact same thing happened too me last week. Our AC went out Sat. the 15th. It was diagnosed on the 17th that the compressor was shot. It did not get fixed until the 24th. We have 3 small children and were without ac for a week in August! AHS nor the vendor chosen to do our service seemed to care at all! I was at my breaking point by the time they did come! I am so over AHS that I have asked around to switch as well. I am going to go with Nations Residential Service 888-737-7070. I have a friend that loves them so it is worth giving them a shot!

We had Old Republic Home warranty and had the same problems you have. My friend uses First American Home Buyers Protection and says she hasn't had any problems with them sending people out, fixing etc. When our contract is up I am probably going to try them. Personally, I would forget about the warranty companies and use the premiums you pay them to save and upgrade your AC to a more effieient system.

We found (a long time ago) that the warranties cover you, HOWEVER, they only replace with the same equipment. We learned this through our experience with building 2 homes from scratch. The builders always go as cheaply as possible and the warranty does not upgrade you in any way.

We built this house in 2000 and we've already replaced and upgraded NUMEROUS things around here (practically rebuilt the house) but the money has been well spent with reputable companies and warranties with the companies that installed the new equipment.

Since our upgrades, we have had no issues, our utility bill has decreased (AC from a max of 700+ to this year's highest of $394 for 4000 sq ft.) YES, it is a lot of investment to make the upgrade but you can recoup your investment pretty reasonably fast.

Just a thought.

I too have American Home Shield and I am not satisfied either. They just sent a plumber out yesterday for a stoppage we keep having and they guy wouldn't snake it. Since the water had slowly drained during the 2 days it took them to get there. He said AHS wont allow them to do anything without a visible problem. But I still had to pay the money.

I'm interested in your responses.

We have used Broward Factory Service for the past 2-3 years. Used to have AHS and dropped them because of the reps they sent. BFS uses their own people that work directly for them. I have not had to have an AC repaired, but have heard with any company it is hard! I kinda agree to save the premium and self insure. Several things are not covered under the home warranties. We just had a pump go out on the whirlpool bath and it wasn't covered. We have been happy with BFS, but I'm beginning to think it is a waste of money.

From my experience, NO home warranty company provides the service they sell. they sell peace of mind that if something happens you are covered, however most of the time it's NOT covered for whatever reason. Good luck finding a company, however our premium was getting to $400/year and I decided I'd keep the premium and just hold it for repairs. We haven't had anything come up that would have been covered that wasn't within that $400 budget. I say warranty yourself!
