Help with Decision Making: Downsizing!

My head is spinning, there is so much to think about! I decided that I need to give up the home I love if I want to become a SAHM. Please tell me what you know about selling my house quickly (Homevestors, etc). I am paying property taxes on $117K, but I don't know how much it is worth, and getting into something in the 70's in a good area (is that possible?). Also, I don't know where to move! School is important, and so is crime rate. My own area would be fine. I would hate to regret it later.

LOL!!! Sorry, just finished reading your "whys" for staying home. To the person on the outside looking In at the SAHM this sounds like the ideal life. I hate to burst your bubble but it won't be THAT easy.

I worked for 12 years in the corporate world; suits, pantyhose, high heels, and make-up every day. Be at work before the sun came up and left long after it went down. Drove 1 1/2 hours both ways.

What happned to change that? My DH and I got custody of his two children (then 9 and 10) and one of us needed to stay home. I gladly volunteered for all the reasons you mentioned. Honey, I found myself MORE busy and MORE tired (which made me more cranky) than I was working 80 hour weeks in the corporate arena.

Be careful what you wish for... you just might get it (along with some things you didn't realized came with it).

I am certainly no real estate expert but I would imagine that you will have a difficult time finding a single-family home in that price range in a good neighborhood. My recommendation would be to possibly look for a duplex or townhouse. Better yet, rent and save the difference!

I have a wonderful friend that is a great realtor. She handles all of DFW, so wherever you live she can help or put you in contact with who could help you. Her name is Marsha Waddelow and her number is ###-###-####, and she is a topseller with Remax. Her advice is free, and she can check the crime stats and knows the school district. Give her a call..you have nothing to lose, and all to gain!

I would say that in todays market it is a buyers market! Look for fore closers! If you don't mind putting a little TLC into some of those homes you can get really good deals. Also if you would be interested in doing some work from home let me know. I market for a company and we are in search of some moms who can help us return calls a few hours a week.
