Open House Experience?

My husband and I have only had our house on the market 3 weeks but we are sooooooo eager to sell it because we are having one built and need it to be done before family gets in town so we were thinking about having an open house. Our realtor said it is really up to us because you may get 1 person you may get 10 people. We are in Little Elm just as you go across 423 so I think it might generate pretty good traffic. I was just wondering if any of you have had good/bad experiences with an open house. Thanks a bunch

I'm pretty indifferent about Open houses. Being in the Mortgage business for over 10 yrs, I have seen them generate buyers for someone else's house. Most of the agents I work with just do them either out of appeasing the seller, or to generate buyers (even if its not for your house).

I lived in the M-streets (Lower Greenville) for a number of years and always did an Open House for a rental property I own there. I always get a lot of applications, but that is a TOTALLY different kind of market.

Ultimately, price will sell any house.

We opted not to have Open House when we sold our last home mostly because of nosy (curious) neighbors. Another thought is.......you are allowing strangers to come into your home and the possibly of someone casing your home to see what goods you might have that would be easy to come back and steal.

I'd hang in there with no Open House and if needed, lower the price to move the house.

We have sold 5 houses over the last 12 years. We have had a few open houses, but have always been very dissapointed. We would get very few people come by & most were just curious neighbors.

Our realtor did not recommend Open Houses either, so we didn't have one. She said we would just attract nosy neighbors and she would get interest for other properties. I think the other person who posted is right, price is what sells.
