How else can I advertise my rental in NE Mesa if HOA does not allow signs outside the house nor in the window nor on the corner of the subdivision.

L., I am also a Realtor in the Southeast Valley.

Here is the new law, effective on September 29, 2009:
Any CCR or other deed restriction cannot prohibit or restrict indoor or outdoor displays of For Sale signs and sign riders if the sign complies with industry standard size signs which cannot exceed 18”x 24” for For Sale signs and 6”x24” for sign riders. This statute applies to CCR’s in existence when the statute was enacted but does not apply to timeshare properties. ARS Section 33-441.

In addition to being a Realtor, I also have two rental properties. I used to pay a prop. management company to take care of my rentals, as I did not have time to do it myself. After not being pleased with my experience with a couple prop. management companies, I decided to go ahead and manage our properties myself. To find tenants, I post signs, post on craigslist, rentals.com, and list it in the MLS (multiple listing system.) Unfortunately, only real estate agents can list in the MLS.

Try the other resources that are free to you first, but if you have trouble finding a tenant, you may want to consider using an agent to list your rental. They charge various fees ranging from a flat fee to a percentage of the contract. You also have to keep in mind that not only do you the agent to list the home in the MLS, but you will also have to pay the tenant's agent for bringing the client. I think you could get this all accomplished for about $500...maybe. $250 for the listing agent & $250 for the tenant's agent...it depends on the house & the rental price point though.

L., I am a Realtor in the East Valley. There has just been a new law passed last week. HOAs and community housing cannot restrict you from hanging a sign.You can find that info if you go to www.ADRE.gov or just google it.

Realator offices keep listing of rentals. You may have to pay a commission but it's another option.
