Hi,

I just decided to buy a new home in Hoffman Estates that is being built by Ryland homes. I do not know much about any of the builders in this area and search online but did not find anything too bad with Ryland so I chose them. Plus, I really like the house that they have. I am currently reviewing the sales agreement and will make a final decision this week. Please let me know if any of you out there have dealt with this builder or have any suggestions you can give me in dealing with new home builders.

Thanks!!!

What can I do next?

So What Happened?

Thanks for all of your responses. We have decided to go ahead and build a Ryland home so I'll let all of you know how it goes. We are not closing until end of September so hopefully my experience with them will be good!

We owned a Ryland Home back on the East COast before moving here last year. We had it built in 1996 and loved it. Loved the style, the flexibility they provided me in making changes and the site manager, we were very lucky.

Hi,
We just bought our second Ryland Home because we fell in love with the models they had. Our second experience was horrible. The sales people were great but when it came to dealing with the building supervisors on the job it was a nightmare. They never got anything done on time and ignored alot of our requests until I got right out nasty with them. So just be careful and if you have any problems just call corporate. If you are selling a home they will not extend your closing date for any reason. They will be sneaky about how to process the loan and could care less if you cannot afford two house payments. Be very picky on all your walk thrus. FYI even though there was alot wrong this is one of the better builders as far as quality of a home, just not good in the customer satisfaction department. Best of Luck.

Hi M.,

I would suggest getting a 1 year warranty with your home. This is not out of the ordinary to expect in your contract. You might find issues after moving in that you wouldn't forsee until you began living in it...little things can add up.

Our home in Austin was a Ryland home. We lived there for 3 years and loved it. Not once did we have a problem with it. I actually miss the house the most of everything in Austin.

My husband and I built a Ryland home in Thornwood six years ago. We have had: leaks in the roof, failed seals in the windows causing condensation in between the panes, leaking front door causing damage to floor in the front hall all the way down to the joists in the basement, sagging floor on the second story, water leaks in the master bedroom, family room, living room and master bathroom, seriously faded siding, leaking window in the 2nd bedroom and office. I could go on but I don't want to bore you. By the way, we spent $330,000 on this house in 2001. I can't even tell you how much money we have poured into this house since we moved in. We are not the only people to have problems with them also. Many people in our community have had similar or even worse problems. There is a website for "Ryland complaints"--I don't remember the address, but I'm sure you could google it. We haven't moved simply because we LOVE our neighborhood and our lot.
Unfortunately, most builders are putting out the same product. Supposedly Cambridge homes is a little better than most, but they also cost more.
Good luck to you!
