Hi Guys,
I think we are narrowing in on a home and will soon be needing to contact Inspectors, etc. I was just wanting input from anyone who may have used someone they liked or disliked in the past. I need info on Inspectors, Appraisers, and Interior Decorators for when we buy the house. I've read that we should not use inspectors or appraisers referred by the realtor for conflict of interest purposes, so help from you guys would be greatly appreciated.

We have used Glenn Harrison of Harrison Home Inspection for over 10 years for our inspections. He is excellent. ###-###-####

Depending on the type of loan you are getting, you cannot any longer pick your Appraiser. Your mortgage broker/lender will provide the contact for the Appraiser. In a conventional loan, your lender will chose via "round robin" lottery system on the appraisal. If you are getting an FHA loan, your broker/lender still gets to chose the appraiser, and I would trust their judgment as good relationships between quality appraisers and broker/lenders are built over time, especially now.

There should not be any issues with conflicts of interest when it comes to a referral from your Realtor. If you trust them to represent you, they are likely referring you to trustworthy vendors.

Clair is correct that if you are obtaining a mortgage, the lender will have to order an appraisal as part of the loan package. That being said, some buyers (who have the $350 to spend) may opt for their own appraisal, without the "influence" of the Realtor or Lender, to have a neutral 3rd opinion of the market value and evaluate the "deal" from the outside looking in, so to speak.
