Arcadia (Or Other Close by ) Neighborhood Questions

Hi moms!
My family is moving and we have been looking at Arcadia b/c of the reputation for good schools and a family atmosphere. My husband works a Camelback and Scottsdale Rd and I am at 7th St and VanBuren. We thought we'd split the difference and live in the middle.

If anyone has any other ideas re: good neighborhoods that are easily commutable please speak up!

Anyway...
If we get into Arcadia, our budget says we will probably be finding a home S of Indian School and N of Thomas, between 40th st and 52nd st. Is this a good area? I've heard things about trying to be east of 44th st does anyone know why?

Basically I am looking for any and all info on that area, keeping in mind our low 300's budget. We don't mind a fixer and are really expecting it in that neighborhood/price range.

How are the parks, kids in the neighborhood? Do parents play with their kids in the front yard, talk with the neighbors...you know just general friendliness? We are moving from the outskirts of Phoenix and I find that people really keep to themselves here.

Also, are any of the schools not good? I've heard Hopi Elementary is desirable.

We had moved to Arcardia right about the area you are talking about, 50th street and Indian School. We loved our house the yard everything, unfortunately we ended selling our house after and year and taking capital gains losses because of the schools. If you are not fortunate enough to get into the hopi school system (which the houses there are very expensive) then your options are Tavan, ANLC or private. We started out at ANLC and we found that it did not have a lot of community and family involvement, after about 4 months we tried St. Theresa catholic school and the experience was much worse, to the point that my daughter developed ulcers and had to miss school. We eventually started driving them from Arcardia down to Aztec in Scottsdale, we sold our house after only a year and now love our school and our neighborhood. Kids play in the front yard, ride bikes.... Hope this does not scare you too much. Just one experience for you to consider.

Hi D.! I live at 47th Place in between Earl and Thomas. My husband and I have a little 2 year old and we love it! She loves to play in the front yard and back yard. You will see a lot of kids out playing up and down 47th place, which turns into Mulberry. The parents post "slow..kids at play" signs so drivers know to keep it easy. We have never been happier! Our neighbors are wonderful, and you will definitely find a home in our area for around 300. Our street there are a few more remodeled, but behind us most of the street is not. Hi D.-
My name is J. and I live in the area of 12t St. and Bethany Home. My house is in the Madison School District which is the #1 district in the city and I think State. My house is currently for sale and we are asking $325,000 but we are totally willing to negotiate. We can do it with or without realtors...there are quite a few kids on our street with a mixture of age. If you are interested or want to talk let me know.

I have lived around the arcadia district all my life. It is a great area to live. The arcadia district is high income. You could find something cheeper in 5 mile radius. One great tip to finding the house is to visit it at night. this is when people are home. Also look into the neighborhood trolly system. it has expanded in our area. It is close to freeways, tempe marketplace, schools, parks, art, many nice things.
