Single Mom Looking to Buy a Home

I am currently going through a divorce which should be final any day now. I am temporarily in a rental property in Allen so I could keep my son in his current school until the summer. I work from home and have for only a short time (2 years) and I never needed to work full time in the past due to joint income, but now that I want to get a home mortgage loan, I cannot get accepted.

Now that I'm working harder (and smarter) I can afford to buy, but haven't had any luck with lenders. The only debt I have currently is less than 15K (auto and small credit card. the credit card will be paid off with income tax).

Point being, I'm looking for someone who needs to get out of their home and the rent/mortgage is about $1200/month. I would like to be in a blue ribbon school district in the Allen/McKinney area. I have the monthly income to afford more, but want to stay at this price point for practical reasons. I am looking to purchase this property in a year or two when I can finally get approved for a loan, so the spot I find will be intended for permanent residence. I want to find a safe neighborhood for my children to settle and grow up in.

So if you or someone you know is wanting to get out of their mortgage or is having trouble selling, maybe we might be a good fit? I am a home improvement guru and if there is cosmetic or light construction damage, I can fix up, as well. My lease is up May 16th so I am actively searching now!

Hi~

I live in Windser Meadows In McKinney (on the border of Frisco) and there has been a cute blue house for sale at the end of my st for ages (I'm not sure if the st is Meadow Rue Drive or Lace Wing as it's on the bend of both) but it's posted for quick sale. You may want to look into it. The schools are fantastic! I have a 7th grader at Roach Middle and my 5yo will be going to Mooneyham next year. There are a lot of kids in this neighborhood and you'd be close to the park/pool. It is a quiet and amazing neighborhood! Hope this helps!

We currently live in Mckinney and have a $1200 a month mortgage. We are in the process of considering to sell so we can pay off our horribly high car payment and hopefully some other debt. Property taxes are a huge problem for us which is another reason we are considering selling and moving into a rental house for a few years. We would be listing our home for $179k. It is 2209sq and has a lot of great upgrades that we did ourselves(wood floors throughout, new frize carpet in bedrooms, new light fixtures, paint, landscape) I can keep you posted! Good luck!

I am a RE agent with an investor client looking to lease purchase a home he has. It is about $1,395 per month and he will give you 6 years to purchase. $100 is set aside each month toward the down payment. I have worked with this guy for a while and he is fair and legitimate. The home is in Wylie.

Hi M.. I am a mortgage lender and I am curious to know why you cannot get a loan. Are you self employed, and not showing enough income? Has anyone ever tried to get you approved through HUD? FHA mortgages are more lenient when qualifying borrowers. FHA mortgages are also assummable. You might be able to find someone who needs to get out of their loan so you could take over their mortgage. If I can help you in anyway, please feel free to send me a message.

Hi M.,

There is a beautiful home in my neighborhood for sale. It's in McKinney (Stonebridge Ranch) in the Wildwood Crossing neighborhood. The elementary school there is Glen Oaks, which is a blue ribbon school. With a good interest rate this home should fall in your range.

Other good neighborhoods to try are Hills Creek (a few foreclosures there) or Autumn Ridge. These neighborhoods are slightly less expensive than mine and very nice. Also zoned for Glen Oaks.

Another option is anything zoned for Wolford Elementary, such as the Spring Hill neighborhood, or for Eddins Elementary such as the Falcon Creek division. These are reasonably priced, good neighborhoods also.

All 3 schools I mentioned are Blue Ribbon schools.

Hi M.-

If you're looking for a home in the McKinney ISD, be sure to budget for a surprisingly high property tax. Our tax on our home is $6000/year, which adds $500 month to the house payment--just something to bear in mind when looking at houses. Other areas are significantly lower, and I've heard of lots of people who fell in love with a house, only to be horrified with the property tax rate.

I was once in your exact same predicament - and as a single mom. I found a home (no realtors) and suggested a "lease option to buy" that was between me and the owners. We agreed in writing on a sale price, I put $3k down and moved in immediately, I paid rent for 2 years, THEN exercised my option to buy (got a mortgage) WITH the agreement that the 3k down plus 100% of the rent that I paid for 2 years would count toward my purchase. To get the mortgage, I found an "alternative mortgage broker" who told me to go get a job just for 2 weeks (then he said I could quit) until we could close - that way we got around the lender's denials that were b/c I was self-employed. So I got a job (I told the employer upfront that I intended to quit in 2 weeks and it was my honesty that got me the job) but 2 weeks turned into 2 years b/c I loved the job & it ultimately boosted and contributed to most of my self-employed income today. You, as a buyer in this kind of market, can offer an owner the same lease/purchase terms. Let me know if you would like a copy of that same lease/purchase agreement. It has already been reviewed and approved by two attorneys and it worked like a charm twice (I used it again when I sold that house. My buyers also loved the lease/purchase - so it IS a win/win for both buyer and seller). One shortterm fix is that you postpone these lender problems you are having today until it is time to exercise your right to purchase (two years, one year, six months...whatever you and the seller agree to).

Also try craigslaist! We tried moving out of Little Elm and I posted my house there. We found a renter who wants to buy in a year or two. We are very happy with our transaction. And never needed to pay realtor fees! Plus when we sell we will just have my friend who is a lender write our contract. He wrote up our current house sell agreement, as a friend sold us our house.
