Relocating to Calabasas/ Westlake Village / Thousand Oaks / Camarillo Area

Hello! My husband's job is moving us to the Calabasas area. Trying to find the best place to live within a 20-35 minute commute to Calabasas. Want a family friendly, safe, suburban neighborhood with good schools. On the map it looks like the areas we should consider are Agoura Hills, Westlake Village, and Thousand Oaks , maybe even Camarillo- what are each of these areas like? Any tips on preschools on those areas? Are there other areas we should consider? Is there any difference between living in L.A. County vs. Ventura County for schools & taxes, etc? Pros & cons? Any advice would be very much appreciated! Thanks so much!

i've not lived in CA since 1989. When I did - Thousand Oaks was a VERY expensive neighborhood....

My nephew lives in Camarillo and loves it. He rents so I don't know about taxes. OOOOOHHHH I wish I could remember the site to search for information about a potential living area!!! I'll try and rack my brain for it - but I know that the mama's here will step up and help you out!!

I believe that county taxes in Ventura are less than LA - but don't quote me on that - it's been that long!!

Camarllo is quite a bit further out. and traffic is really bad.

I live in Thousand Oaks and love it. All of the areas you are thinking about are great places to live. There is a website called great schools.org where you can check the schools and see their test scores. Most of them are fantastic. I do not know about the Camarillo schools, but Westlake, Agoura, Calabasas and Thousand Oaks have amazing schools. Sales tax is higher in LA County, but property tax is the same for both LA and Ventura counties. You will find that Calabasas will be the most expensive place to live.

I live in Thousand Oaks and love it! It is true that there are great schools in all these areas and in fact you should probably leave your options open because really they are all great possibilites. Ventura County is less for sales tax.
If you need the referral of a great realtor I know many so let me know. Also if you need the help of an interior designer, I would be happy to help you as well as that is what I do. I am a pro at helping people fixing up houses that need work.
I also know many people in the area so I would be happy to give you referrals of other services you may need. Happy to help.

We live in Westlake Village and used to live in Agoura Hills. All three of the areas you mention are outstanding -- safe areas with excellent, award winning schools. The entire Conejo Valley is very suburban, very nice, very down-to-earth and I'm glad to say the area is diversifying, if that's an issue for you (it is for my family; I'm Filipino and my husband is black). Agoura Hills is still LA County, and yes, the sales tax is nearly 10 percent. Ventura County is still at 8.75 percent. Also, Oak Park (Ventura County) is just a few minutes north of Agoura Hills and is also very nice. In the Conejo Valley, Thousand Oaks is the biggest city, with the most resources and shopping. As for preschools, I can't give you much since my son is just 14 months old, not quite ready for preschool. Hope this helps!

My MIL used to live in Westlake Village. It was a very nice area, however, I am sure the rent in the area would be quite expensive. It was however beautiful.

As those below mentioned, all the areas you are considering are great areas to live. I live out in Oxnard, which is the next city north of Camarillo, and I work at Calabasas, so I just wanted to make sure you knew that traffic is not as bad as someone mentioned. Another thing to consider is that once you go down the Conejo grade to Camarillo, the temperature is a good 10 to 15 degrees cooler which is definately nice in the summer - it can get really hot in the summer in the Calabasas area - although if you have AC, I suppose it doesn't matter as much - we actually don't even have AC in our home. As for schools, the Agoura Hills, Westlake Village, Thousand Oaks, and Calabasas areas are really good, Camarillo's not too bad either. My two kids attend Carden Kids Preschool in Camarillo and they really like it there.
