Need a GOOD Realtor

Just like everyone else I see advertisements for all different realtors and companies. However, I want to know if anyone has had any good experiences with anyone perticular and has recommendations. I'm looking to sell my house in Fountain Valley and move out of state. I have some work to do on my house (built I think 1976) but it's a corner lot and I'm hoping to sell it quick. I need advice on what needs to be done and someone patient but is motivated. Please help!

I suggest you go online and find a person very familiar and hard working in your Fountain Valley area. You want someone who is going to be close enough to be around quickly and efficiently when you need something related to the sale. I would go on line and see what houses have sold in your close proximity and which realtor helped sell that.

I have bought and sold a lot in my 20 years and please note that there is a big difference in having someone help you buy a house and someone helping you actively market your house. I used the same realtor for both options when I lived in Virginia and they were definitely more actively involved in the purchase side than the sale side. In this buyer's market that is flooded with foreclosures, you really need someone who is going to "hit the pavement" for you running to compete with all that is out there.

So, while I don't have a name, I suggest you definitely find someone who is very active in your area, who knows your specific market and who has clients looking in Fountain Valley.

"Quick sales" aren't happening in my area unless you are willing to drop the price according to the current market issues. Have you considered renting out the place until the market stabilizes? Just a thought and I know that renting can be a pain.

BEST WISHES! I've been there, done that and been there, done that...hoping to be done! Post military life is much more stable.

Hi L.,

I'm in the mortgage business and work with some great realtors in the area. But I highly recommend as someone else mentioned, if there's any way possible, to rent out your home until the market changes (at least a year). Right now, mostly everything on the market is foreclosures and short sales. There are very few standard resales on the market. Most sellers have simply pulled off the market in this tough time. I would be happy to pass along the foreclosure data in your area to see what I mean. While there is such a surplus of inventory on the market, if you could hold onto your home and rent out rather than get short changed on your sale, you might be better off. Otherwise you might have to sell your home at such a low price it won't help you.

But I know that's not possible for everyone and you might be looking for money from your home to purchase another home. But depending on the state you're moving to, you might rent in the meantime and wait for CA prices to rise again. Other than the east coast, home prices are reasonable elsewhere and you should be able to still get a good deal elsewhere in a year or two.

Also, not that it matters, someone mentioned Craig Lampkin earlier. I didn't know he was in the business, but went to school with him in Garden Grove. He was a very good guy. Doesn't help with his realtor qualifications, but thought I'd pass along.
