Foundation Crack Repair - Seeking Someone

Seeking someone to figure out if I have a foundation crack and then if so, repair it. Every other year, I get some water in my basement. It is not a ton, but enough that I have to replace the rugs when it happens. I woudl love to get wall to wall carpeting down there, but am terrified that basement will flood again. Need someone who can find the leak and repair it. How can they figure out where water is coming from, especially, when my basement has paneling all throughout. Will they have to tear the paneling off? Also, wonder approximately what this will cost me if I do in fact have a foundation crack.

D. I to have had this problem at my home now. At purchase the inpection company overlooked the leaking water in the corner or it hadn't rained?

Anyhow we called just a handyman, yes he did remove some panel from the wall not much. Then repaired the leak with things from Home Depot it was a foundation crack. I understand money is a factor but something has to be done before other problems get worst.

Hi D. Q:

I have had cracks in my two homes and have always used Perm-a-Seal and have had tremendous success with them. I am also a realtor and refer business to them and all my customers have always been happy with their results. Be careful because other companies give you a line they need to jackhammer your floor and do this and that and it's all bull.

It doesn't matter where you live they are all over.
Unfortunately it is better if you rip off your paneling in the general area to predetermine your location of leaks. They can - depending upon how your exterior property is setup - do everything from outside but that means they need to dig down about 4-6feet to find the cracks. So it will depend if you have cement walks around your house or just dirt for the digging.

Dear D.,

Good morning!! I just wanted to let you know that I
have the same problem and everyone has told me to call a
place called Perma Seal it's on the internet. They are
suppose to be the best. Not cheap but the estimates are
free. In my case I had to remove the drywall so when I
call they can tell wether its the foundation or where
it's coming from. My advise get the free estimate and
if it seems to expensive at least you know who and what
you need to look for. Also you can look up a site called
Angies list (I think that's the name) they can also help
with finding people who specialize in this. I hope this

Hi D.,

Glad to see Perma-Seal getting good reviews here. I used EverDry and WOULD NOT recommend them. They offer a lifetime warranty - and it turns out that is because they have had to come out 3 times a year to repair cracks I feel should have been repaired when their "system" was installed.

ps - if you are carpeting the basement, you can get anti-moisture/anti-microbial carpet padding for extra peace of mind

We used Desert Dry because they have a lifetime warranty.

However I would not recommend having wall-to-wall carpeting in the basement. We had carpeting in the basement that we had to completely rip out during the heavy rains in Chicago in June. The water did not come in through the walls - but through the sewer lines. I don't know where you live - but you may want to research alternatives to carpeting in case something like this happens in the future.

Hi D.,

Back in November you asked for recommendations for someone to repair your foundation. I checked previous posts and found that you requested what I was going to ask. So... it seems moms like permaseal (spelling?) I was wondering what company you went with and were/are you still satisfied? We have a water problem when it rains a lot or when a lot of snow melts. My carpet is mushy right now from some snow that melt the other day. My family room is 5 steps downstairs. (Below ground level... around 3 ft.) We had a company repair it 5 yrs. ago.... but the problem is back.

Any advice/ info. would be greatly appreciated.

We used Permaseal... we did this while having our basement finished so don't know how it will affect your situation but I think they will have to tear off the paneling. that's my guess. but having the permaseal done and then finishing our basement was the best thing we did - with 2 small kids, all their toys are down there as is our TV etc.. we hangout there all the time.

We used permaseal. they are a little more expensive, but very well known and do a great job.
