How to sell a house in today's market

Hello ladies. I have been trying to sell my Villa for 9 months. I have had it listed with a realtor for the entire duration. Does anyone have any suggestions on how to find a buyer? What avenues are out there for listing homes? As a buyer, what would you be interested in? I just planted flowers, lowered the cost, and it is always emaculate.

Our friends/old neighbors were lucky enough to sell their house in November. Then they rented for awhile, now they are moving into a house next month. They had to lower their price a few times and change realtor's. They painted the outside of their house, painted some walls inside and replaced the fence and screen on the back porch. They were lucky enough to find a buyer after 3 potential buyers kept promising to buy. It sounds like your doing things to improve your house. We want to buy a bigger house and almost did last year but the taxes were too high. We are staying put for now and hope in two years we can try again. Good luck.

Can you rent? I know it's not always the right option but maybe it will help. I know we have a lot of young military that rents in our neighborhood.

Hi Pam,

Have you had many people look at your Villa since it has been on the market? If so, what are they seeing?

1)Are your wall colors a neutral color? Some people just have no imagination as to how the room would look if it were a different color.

2) Do you have a lot of personal items out- family photos, personal collections, etc.? If so, pack them up and put out of sight.
Again, people only see "your home" and not theirs.

3) How about furniture arrangement? Is your furniture arranged so that
the Villa looks spacious? Could there be too much furniture in some
of the rooms?

4) Is there good natural light? Inexpensive sheers make a big difference in letting in the light.

5) Kitchen: Are the counters for the most part cleared off?
Store toasters, mixers, etc. out of sight.

Toys? Are toys in sight? Althought you are still living there with
your children, buyers don't want to see toys.

6) Master bedroom... is it doing double duty.. computer, exercise
equiptment, etc.? If so, again, buyers want to walk into a nice
master bedroom that feels like a sanctuary away from the world.

7) Keep the nursery the nursery. This is the one room people can
imagine it being an office or guest bedroom, or room for older child,
or maybe keeping it a nursery.

Sounds like you have spruced up the curb appeal by planting some flowers. Curb appeal is important.

Has your realitor had any OPEN HOUSE events? If not, suggest having an
Open House to him/her. If their contract is up, try another realitor,
perhaps one that specializes in Villas, Townhomes, Condos.

Good Luck in making a sale soon!

Tina

Hello Pam,

I recently posted a request and was just flipping through some of the older one's when I came across yours. If you have not been successful in selling your place let me know, I have been a realtor in the area for several years and can possibly give you some good guidance.

I too am interested in meeting moms in the area for playdates and also just to get together with moms in common! I have recently posted a request hoping to meet some new friends for my 2 year old son and I. Let me know if you are interested in toddler groups at a library or some other activities.
