Excell Mortgage Broker or Lender Needed for Condo Invest from ARM to Fixed Rate

Can anyone recommend a great mortgage broker or lender who may have some good packages in these rough times of lending. I have a condo investment that I bought 5 years ago and I THOUGHT I signed a 30 year fixed rate mortgage only to find out I had signed a 5 year ARM and the ARM is now up to increase by 1% from 6.625 to 7.25 and then every6 months, increasing 1% at a time, I need to lock into a 30 year fixed rate or default or just sell the condo at the low prices of today. I am thinking of getting my daughter some sort of wooden train set for Christmas. She LOVES those elaborate Thomas train set-ups they have in some toy stores and book stores we visit. The target brand "Circo" wooden tracks are significantly cheaper than the "Thomas & Friends" sets. Does anyone out there know if the parts are interchangeable? Hi Moms - My daughter is six and thinks that we have a never ending supply of money. I am trying to teach her what things cost, not to be wasteful, it's too expensive to be eating out, and that sometimes there isn't money to replace things. Super Walmart or Super Target??

We have had a Super walmart in my area for awhile. I am not a rock solid fan of the mega store. But it has come in handy when I cant afford to hit up our Fred meyer/Kroger store. The target in our mall is getting renovated into a Super target. I am curious If you have shopped at both which one do you like better?? How is the produce at the Target?? Financially we are quite a mess, and at odds as to what to do! So please, any advice would be helpful.
