There are some great homes for sale that are ready to move in where you would have to do nothing to them in your price range in our subdivision. We live in Providence Lakes, Peppermill IV. My husband commutes to MacDill everyday and I commute to North Tampa. It is a very easy drive for both of us. If you need any other info let me know. If you are working with a realtor they will know the area.

I just recently sold our home in the South Pointe subdivision which is on US 301 south of Gibsonton drive on your right. This is the Riverview area. The homes there started being built in 1998 and beyond, so some may be 10 years old and others less. It has a playground, basketball court, picnic tables, and two community pools there. We moved to be further in the country. There are other subdivisions all up and down 301 South, like Rivercrest, Panther Trace, and some more down on Symmes Rd on the left and right. These subdivisions are all close to the on ramp of I-75 which blends right in with the crosstown expressway. My husband is retired Air Force, and we could take the crosstown all the way as you know, to Gandy where you're just a hop and a skip from base. Hope this helps.

FishHawk Ranch is a great place for families - has a bus route to MacDill (lots of off base military) - best schools in the county - great amentities - all sorts of homes from 1300 sq.ft. to 10,000 sq.ft. and all the price ranges to go with. Low HOA (approx. $150 a YEAR - not a month). Pools, tennis, clubhouses, parks, etc. Come check it out!

Lake St. Charles is a great neighborhood with newer homes. The address is Riverview but Brandon is about 2 miles away. It is very accessible to all of Tampa Bay as it is very close to 75 and the Crosstown. All single family with great amenities like a large pool, tot pool, and nature/bike trail. I have 2 friends selling their homes, both are listed on iggyshouse.com property #'s 18748 and 18745. My kids see Dr. Karen Baldwin. She's great. Very patient and kind. The kids love her. Good luck.

We live in Lake St. Charles in Riverview and love it. It is very family friendly. We have two playgrounds, a pool, soccer/baseball field, and walking trail around a lake.
The developement if off 301 and riverview road. 75 and access to the crosstown expressway are 2 minutes away.
Many military families live here too.

We see Dr. Champoux-Rhodden in Brandon off Parsons which is Health Point. Also Dr. Tappan or Pediatric Health Choice is good too.

I would recommend getting a realtor to do my house hunting for me if I were you. You can also go online and look at houses for sale. Lots of them have virtual tours. But if you get a realtor to do the looking he or she will email you with all the results they find and you can check them out online. It will save you lots of time and money. Also the virtual tours are fun. You really don’t even need a realtor if you don’t want one. Just look online……..

Where are you coming from? Are you military? There is a Brandon Military Clinic, MacDill that we go to that is great! My son goes to the pediatrition and she is excellent. Very dedicated, concerned and follows up. As far as a home, I know a local realator if you are interested. She is a Mom in our Cub Scout Pack. I really like the Riverview Area. Lots of homes are going up. Lots on the market too. Donna

Congrats on your upcoming move. I really like my neighborhood in Riverview. Its right off of 301, just south of Boyette, close to 75 and the crosstown (lots of military families live in my neighborhood) Its called Rivercrest. There are many young families and all the homes in there are less than 5 yrs old. Especially with the market fall out, it'd be very easy to find a home less than $215,000 They have onsite elementary school, Montessori school, day care, beautiful heated pool and club house, tennis courts, basketball courts, playground,

Our family moved to Florida last August from California.
Through friends and great recommendations, we found Fish Hawk Ranch in Lithia Fl. It's an awesome place for families, beautiful neighborhood, great public schools parks, pools etc. etc. We love it here so far. I think you'll definitely be able to find a beautiful home in your price range.....We had a great realtor (Cheley Fishbough with Signature Realty-###-###-####) who has since become a great friend.
We love our pediatrician also. His name is Dr Minick and his practice is called Premier Care Pediatrics.

I don't have any house hunting advice but you are lucky you are in a buyers market, hopefully you sold your old house easily. I take my kids to Pediatric Care Center, "Dr. Bob", Robert Pelaez and Dr. Patricia Buck, the nurses are nice, I'm able to get in and out quickly. ###-###-#### Good luck with your home search!
