I am moving from a small town to the Mesquite area and I am concerned about all the mandatory HOAs. I've read all the horror stories about how they can foreclose on your house for whatever fines they feel like placing on you and I am a bit concerned. I am looking at a house in the Falcons Lair subdivision. Does anyone have any experience good or bad with the HOA there? Or any HOA in the Mesquite area? I am desperate for firsthand information. Thank you for your responses.

I am a licensed Realtor in Forney and I am familiar with Falcon's Lair. I have an HOA in the neighborhood I live in. We are one of the only HOA communities that don't have all the extras like swimming pools. HOA's are good for making residents keep their properties looking nice to help keep up the property values in the community. They manage landscaping in the common areas of the community. They do social events that are great for neighbors to get an opportunity to meet each other, garage sales, etc. If you do not keep yours dues up, yes they will put a lien on your home which means if you try to sell your home that lien has to be paid before it can close. Yes, they can foreclose on your home for non payment of dues. Late fees and attorney handling fees may be added to for non payment as well until the dues are paid up to current. The best way to avoid all this is to be financially prepared and have a plan in place. I recommend the Dave Ramsey approach to financial management. Go to www.daveramsey.com.

I have been in Mesquite for the last 12 years. Lived with HOA for the last 6years. My experience thus far with HOA has been very little. We pay our fees every 6mths and thats about it.. I haven't heard any complaints from our neighborsin regard to dealing with them. The HOA have lots of rules and regulations. So make sure you are certain that is something your willing to agree to.

I don't live in Mesquite but I lived in a condo for a long time and the HOA was the DEVIL!!! I paid my dues on time every month and I constantly got letters about furniture on the patio, screens missing off windows--just crazy--and none of these things were true but were the balcony next door to me. Finally, after trying to sell the place for a year, I rented it. The HOA went into full attack when I did that. They called and sent letters constantly about my tenant fighting, owning a puppy that will grow to exceed the pet weight limits in the HOA rules, and all sorts of nonsense. The neighbors loved my tenant but the HOA hated him and he ended up moving due to their crazyness. Now, they have done lots of improvements around the complex but the dues are high and the crazyness is unnecessary. Just be careful...

I currently live in Mesquite and we have a HOA and they are pretty easy to handle. They are actually great to have because it helps keep your neighborhood looking desireable which is a plus when or if you decide to resale your property.

Hi! I just wanted to tell you I live in a subdivision very close to Falcon's Lair, and our HOA is not tough at all. You just have to make sure to pay your dues, and they typically won't do anything as far as fines without sending you MANY letters first and give you a chance to correct whatever issue it is!

Hi T.,

I live in Falcons Lair in Mesquite. We moved to the area from Addison in May of 2007. We haven't had any trouble at all with the HOA. In fact, there was one time that my husband was a tiny (and I mean tiny) bit behind on mowing our lawn and they sent us a "friendly reminder." By the time we received it, he had cut the lawn. I like the idea of an association enforcing rules that keep the neighborhood looking great.
