Help Finding a Good Realtor

Does anyone know a good realtor that doesn't charge the normal 6%? Right now it is my husband, me, 3 kids, 2 dogs and a cat all in a townhouse, we are getting alittle crowded. We have the place listed "by owner" right now. Any advice on selling by owner would be helpful also.

Hi there-

While I can't recommend a good realtor, I can tell you that our house is For Sale. It's a 3 bedroom, 2 bath house in North Hoffman Estates in the renowned-Barrington School District (220) and it's Hoffman Estate taxes. We have a huge fenced in yard with a shed and we are close to expressways, Willow Creek, St. Alexius Hospital and Harper College.

Good luck selling your home. It's a tough market out there, but it should get better soon. I'd say to give John Tillotson a call. Nicole is using a really good guy. I used to be in Real Estate in the Schaumburg area, and have met John before. Give him a try and see what happens. You can negociate a listing fee with him, I'm sure.

Steve Randolph is an EXCELLENT realtor. He's with Remax. We used his services when buying our first house (where we still live). He is not just a realtor, but someone that really cares about helping familes find a the right home for them. By the end of the whole experience I felt like we gained a friend! He was wonderful! I'm not sure where you live, but the realtor we've used and have recommended several times is Ralph Binetti (Remax). He generally gives a lower percentage, especially if you are buying and selling, but he'll work something out regardless. He is patient, not pushy at all and gives an honest opinion about a house. He's not in it to just make a buck, but to make sure his customers get the home they desire. I could go on and on, but I'll stop now and give you his contact info.

I live in S.Elgin and a broker of a real estate company. Our company charges 4% to list and gives back 20% of the commission we receive on any home purchases. I will go just about anywhere to list a home and have other agents in other communities that could also provide assistance.

Have you heard of Covenant Realty? You get on the MLS but only pay a 2% commission and if you end up selling it on your own you only pay 1% commission. My friends used it and loved it! They are based in St. Charles.

For a great realtor, check out www.daveshouses.com. Dave Ablin with Remax in Palatine is great. He probably charges the 6%, but he really works with you - he's offered to pay for little stuff during the whole closing process on multiple occasions with my husband and I. He's also a business associate of my husband's, so let me know if you are going to contact him, so he can know who referred you. He is REALLY good, and knows the business better than any realtor I have ever met. He does so much investing with real estate - he will not let you make a bad decision for yourself. Okay, we sold by owner two times. The market is tough right now. The first time we got lucky and didn't need to pay any commission fees. The second time we used a company called "Homeowner's Advantage." I don't know if they are still around. In todays market, I would use one of the "buy owner" companies. We purchased the least expensive package. You can offer the purchasing agent anything you want. Let's face it, you have to offer them something if you want them to bring someone to your house. The "buyer owner" company is a of "fixed fee" agent with limited services so they will list your home on the MLS where other agents can see your home. They will often sell you a lock box so any realtor can view your home any time of the day and evening and you don't have to be their. We sold our lock box on ebay when we were done. They even gave us a sign. We had great success. They give you all kinds of advice on how to set up your house. You also might want to wait until the market improves or just be patient while it is listed. Definitely watch HGTV--Designed to Sell and implement those ideas. Make your house look like a model home and be realistic about your price.
