I'm a single mom that has 3 kids, 17 daughter(Graduates this May), 16 son( Junior), 11 ( 5th grader)son. Trying to make a new life for my kids.....we have gone through alot in the last year. First I was laid off of work in Feb 2008, very hard after being with no work for 3 months, found one job and turned out to be okay, but then I came back into the Apartment business, still here working and it all over again. Toward the end of the year lost my grandmother in Early Dec and then my uncle in late Dec 2008. Now I think it is about time to get something I can call my own for my kids. Our own place. Where we are not having to move place to place.
My question would be I need help buying a house, price, location and not being screwed at the end. I do not have any area at this time either so area would be great too..... Someone(Realtor) that will be willing to work for me not me for them.... I'm all about customer service. I am a Manager.

Before you do anything - ANYTHING - you need to get pre-approved for your mortgage. I'm a licensed mortgage broker and I'm all for people buying - there are many deals to be had right now, but from what you described of your job situation in the last year, you're going to have a tough time with qualifying. Also, there are NO $0 down loans anymore (unless you have a VA benefit). FHA loans are the lowest down payment out there and they require at a minimum 620 credit score, full income/asset documentation and 3.5% down.
As you know, even qualifying for a lease nowadays requires a professional to put it together to show the applicant in the best light. You're welcome to call me to go over the details. Lending is not what it used to me.

We were looking to rent because we didn't have much for a down payment. It turns out that buying was a cheaper option & our monthly payment for a house (albeit modest) is lower than an apartment would have been.
We got an FHA loan, which requires only a 3% down payment. We also got our seller to agree to pay all closing costs.
You can look into programs which offer down payment assistance for first time buyers. I think Garland offers one that gives up to $10,000. There are certain criteria you have to meet to receive the money.
