We are looking into moving into the Des Moines area and are overwhelmed with the choices of where to live.

We have 4 kids (pre-K through 7th grade) so schools are important to us. We live right across from a school now, so are spoiled and would love to live within walking distance (although that may be hard to be within walking distance to elementary and middle school....and soon HS).

We cannot afford a lot...would love a 4 bedroom (or 5 or with finished basement) for around $200K. Seems possible, but hard.

We are trying to decide between new or resale. New would be great because of the no property tax for 5 years (is that in certain cities only?) but would love to be in an established neighborhood with lots of trees and a finished basement! I guess the best of both worlds would be a new house backed to lots of established trees! I have major pet allergies, so even if we buy resale, the house would have to be super cleaned and carpets replaced.

Also, it seems like new homes are sold differently than here in AZ. The builders sell here, with lots of incentives. But when we are looking there, the new homes seem to be sold by a realtor group...how does it work there?

We would love to live near parks, bike trails, anything to do with outside. Would also love neighborhoods where kids play outside!

We have quickly looked at Ankeny, Urbandale and Grimes.

If anyone can give us insight on which neighborhoods/cities are a good choice? I know we have a big wish list....and we just don't know where to even begin to fulfill it.

So What Happened?

I am so thankful for all of your detailed responses! I am so excited..going up there in a few weeks to look around. I grew up in IL so I am so excited to get back to the midwest! I am not meant for AZ in the least and going back to seasons, snow and a smaller town is why we are moving. I have to say we get awful mosquitoes (not many, but awful) here and they are so much more fiesty than the ones we encountered in NE and IL last year. Oh, I forgot....lightning bugs and thunderstorms too!

I think we are going to look into Urbandale/Grimes area...but hopefully Johnson school district. And also Ankeny. But I will have to check out the different property tax rates....every dollar makes a difference. If any of you know a good Realtor for these areas, that can also show new houses...please message me.

It is so good to know that all the areas are family friendly...and lots of fun things to do. And my kids get to experience snow...something no kid should grow up without.

We were born & raised in D.M. for 26 yrs., moved to Colo. Spgs, CO for 18 yrs., Minnetonka, MN for 10 yrs., Denver, CO 10 yrs., and back to D.M. past 4 yrs., so we have quite a lot to compare. Housing & cost of living is cheapest in D.M., by far. Winters are cold & snowy (except this year). You have to shovel every snow because it doesn't melt until Spring. Snow blowers are almost a necessity. Spring is out of this world with flowers, trees, green grass. Summer is great until July & August when it gets hot & bestly humid (think greenhouse). You have to mow at least once per week & spray for weeds. Compared to Colorado & Arizona, there are LOTS of weeds & many bugs (harmless). Mosquitoes are very bad in July & August. Your air conditioner will not stop running from June to mid-September.

Houses are much cheaper here than most everywhere else (except the Southern states). You should not have difficulty meeting your criteria and get a nice home for $200,000 or less.

Most any suburb in "West Des Moines" will be the best places to live and offer nice, affordable housing. Ankeny is nice and has grown tremendously, has lots of stores, shopping, etc., however, Ankeny has high property taxes and is probably more expensive to live than West Des Moines areas.

Any of these western suburbs are considered upscale and are most desirable for property values & good school districts: West Des Moines, Grimes, Johnston, Urbandale, Clive, Windsor Heights, Waukee. Waukee is probably the newest & fastest growing city. Grimes is where we live and borders rural area (i.e. cornfields, pastures, cows, horses, farms, etc.) which we like. It's a 5 minute drive to be in the country for nice weekend drives. All of these cities have their own parks, paved trails & bike paths. Remember anything you purchase near lots of trees, woods, ponds, streams, etc., are going to get LOTS of very pesky mosquitoes. Most suburbs do spray for them, and it helps, but certainly doesn't get rid of them.

We've always believed that buying resale gets you more for your money because someone else has already purchased curtain rods, curtains, hot tubs, swing sets, landscaping, put in sod, trees, etc.

I'm not sure about working with realtors versus home builders. Sorry, can't help there. I'm sure they do both here.

All west Des Moines cities are upscale and are good places to raise kids. We are in the Johnston School District which is considered one of the best in the state. Depending on where you live in Grimes, you have a choice of Johnston or Dallas Center-Grimes School District, which is also a good one.

Swimming indoors & outdoors is popular here, also fishing & boating. Winter is indoor & outdoor ice skating. Kids ride bikes, play at parks, roller skate indoors & outdoors, etc.

You may find the culture here to be different than Arizona. Iowa is a very conservative state. Compared to western states, dress is much more conservative year around. Iowa's population as a whole is considerably overweight compared to other parts of the country (I think it's the lack of exercise due to cold winters & humid summers). People are friendly and laid back. Friendly farmers like to congregate at the grocery stores, certain restaurants, during Iowa State Fair time (August). The pace here is not as slow as some parts of the country, but not as fast as many western states.

I have lived in Des Moines for 27 years and have lived in different parts of the city. If you are looking for the best schools I would say Johnston is hands down the best, but beware it is a growing district with 4 elementary's and another one being build next year. I have a high school senior that will be graduating and a college senior who will also be graduating this year and the one thing I hear the most is that kids from Johnston are very prepared for college compared with other students. We live in Urbandale but it is the part that is in the Johnston School Dist. I also think Urbandale and Waukee are good schools.
As for the new house question, yes the builders do use a Realtor group but do offer the incentives with the sale.... both Johnston and Waukee have middle income rang new homes that are close to the schools.. Urbandale schools are in a older neighborhood but they also have a ton of new homes to choose from that are a little farther away from the school. A lot of people live in Grimes but live in the part that is Johnston schools dist. so you should be able to find housing there as well. I live very close to where the Urbandale, Johnston and Grimes boundary lines meet so I get the best of all the cities.
Urbandale and Johnston both have bike trails in all neighbor hoods, Im not sure about Grimes and Waukee. Grimes is growing a lot as well but I dont know much about the school dist. other than its a smaller one compared to Johnston, Urbandale and Waukee.
Ankeny is also a large school dist with two high schools.
I love living in Urbandale and I wouldnt mind moving into grimes area.... not sure I would want to live in Johnston only because the home taxes are higher :)

The neighborhood around Jordan Creek in West Des Moines is really nice. Lots of new homes - no trees. Kids play outside.

Also, you may want to check out Norwalk. Very small town feeling. Short commute - no more than Ankeny.
