Cleaning Company That Can Get Nicotine Stains/smells Out of a House?

Whenever I have an impossible question, you ladies always have the answers, so I'm asking for your help again! Long story short, we had renters move out of our 2nd home and now need to get it ready to sell. They were there 3 years, and as of one year ago when we visited to have them sign the new contract, the house was very clean and well maintained. Fast-forward to a month ago when they told us they were moving and we visited -- the entire home is stained with nicotine and smells like the world's biggest ashtray! We are so shocked, especially since it was so clean for 2 years, and there is a specific smoking clause in the contract stating that smoking is cause for immediate eviction and forfeiture of the deposit.

So many issues to deal with right now, but most importantly we have to get it cleaned, painted and on the market ASAP. We cannot afford two mortgages! I called one company today that is known for excellence in problem cleaning, and quite frankly, found their rate obscene -- $65/hr per person on the job! Now, I've never been able to afford to have my home cleaned, so I have absolutely no idea of the going rate. That rate seemed very high, with a total approximate quote of over $2500 for a 1600 sq ft home.

If I'm in the wrong, can someone please help me reset my expectations to realistic? Otherwise, can any of you recommend a company that is capable of removing as much of the nicotine stains/smell as possible? We do plan to repaint everything using Kilz as a primer, but it needs to be cleaned first! Thanks so much!

Try a company like ServePro, they sepcialize in cleaning up after events like fire and floods I am sure they would work for smoke. You should also look into having the duct work cleaned as well. Kilz should help with the smell in the walls, also don't be surprized if you have to end up replacing the carpet. My DH had a house fire before I met him and even though the carpet was cleaned it still ended up needing to be relplaced because the smell was in the padding. Good luck and it sucks that you are having to do all this.

We had renters who were not supposed to smoke in our house, and thankfully they didn't smoke in the house, but they did smoke in the garage without us knowing! Grrr! My husband and friend power washed the floor, painted it with epoxy, used some sort of sealant paint to block smoke smell out on the walls, and I could STILL smell the smoke through all the paint fumes. The next weekend I was still complaining about it (we had moved in to the house), and my hubby ended up sealant painting the ceiling! It finally took care of the smell, but geez what a nightmare!! So sorry that happened to y'all!

When I worked for Merry Maids, we would wash walls and ceilings that had nicotine stains...we used plain old vinegar and water and it seemed to do a great job with the stain issue and the odor. I do not know how necesary washing the walls is if you simply paint over walls and ceiling with the paint called Kilz. I know it is very difficult to get out of certain things, you will probably have to replace plastic blinds as they absorb odor, and sometimes even carpet cleaning is not enough to get the odor out of carpeting.
At those prices, I think you would be better off taking a weekend and making the attempt yourselves...I wish I had more advice for you.

As others have said, you will need to paint the walls/ceilings with KILZ. I would try to find local cleaning people who can help you. Ask your friends if they can recommend someone, or check with companies that clean the business where you/your spouse work. I have some great folks here in KC, but I don't think they'd travel to Ballwin.

Remember, since they violated your lease agreement, you need to take these rehab costs out of their deposit.

What area do you live in, and are there carpet stains? I have a great carpet cleaning company I can recommend, and they are offering a 20% discount through my company right now, but I wasn't sure where Ballwin is...sorry!
