Your Opinion Matters Re: Real Estate Agents & Niche Marketing

I’ll be taking my real estate broker's exam later this year. I would love your opinion on un-tapped niches in the real estate market. Where do you see value could be added by a real estate agent that is not happening right now? What specialty or area of expertise do you believe real estate agents are simply missing? Please feel free to share all of you're ideas with me - I want to hear from all of the moms (and dads) out there :^) Thanks for your input!

(1) Know the market extremely well for whatever market niche you choose. Be a real resource to buyers and sellers.
(2) LISTEN carefully to clients. Be sure you capture their "musts" and "wants" and what they will not accept. After each house you visit, ask them what they liked and didn't like, what they could not accept.
(3) Consider specializing in the market niche of remodeled modest homes. This is likely to be the market the rebounds the quickest after the recession. You can become an expert in remodeling to sell homes and in knowing which homes have been recently remodeled for buyers. Develop excellent relationships with contractors and subcontractors who can help your clients to prepare their homes for turnkey sales.
(4) Many neighborhoods with modest homes are gradually improving. Get to know those neighborhoods. Look for streets where curb appeal is gradually increasing. Consider encouraging a landscape specialist to develop a list of clients in the neighborhoods you want to represent.
(5) Be up to date on the use of technology, including the ability to reach clients on their mobile devices. This is especially important to younger buyers, who are used to text messaging, downloading photos, etc.
