Where Should We Live?

We recently moved to Alpharetta and are very disappointed on the number of YOUNG children in our subdivision. Please give me advice on what you think is a great subdivision or area to live in. We'd like to stay in the Alpharetta area but are open to other areas depending on the school system. Do you like your subdivision? Where would you suggest a family with little kids move? (2 and 3 year old). I want a subdivision preferable with a pool/tennis option and TONS of little kids!! Please advise! thanks!

I grew up in Alpharetta and now I teach at one of the elementary schools. The schools are so great around that area. New Prospect ES and Barnwell ES are two of the best. If you can get anywhere around there you would love it. Glastonberry sub is a wonderful place with lots of young kids and they have a swim and tennis.

Hi, K.. Ours is the opposite. We have older kids, and our whole subdivision is toddlers and elementary age children! If you're open to moving a bit north to Cumming, Ashebrooke subdivision is a swim and tennis community that is right over the border of fulton/forsyth, on Bethelview Rd (the same as 141, just west of 400). The schools are excellent, BTW.

Hi K.,
I also live in Alpharetta, but in the Forsyth county portion of Alpharetta. Our subdivision has lots of little kids but is not swim/tennis - we go to the Y for the swimming and don't play tennis so we don't miss that. There are two other subdivisions in our area that are swim/tennis communities, with great Forsyth county schools and lower Forsyth county taxes. You could check out Chadbourne or Hanover Place, both on Union Hill (exit 12B on GA 400). I'm not sure about Hanover Place since it's still being built but I know Chadbourne has lots of young children. You could also check out Shepherd's Pond, also on Union Hill, another child-friendly neighborhood that is swim/tennis. Sorry I don't know many swim-tennis s/d in Fulton county but Forsyth county isn't far away and the property taxes are about half what you pay in Fulton. Good luck!

I don't know about Alpharetta, but I do know that there are lots of kids of all ages in our subdivision Providence Corners in East Cobb- (feeds into Eastside Elem., Dodgen Middle School and Walton HS (one of the best in the state). It's a smallish neighborhood where the neighbors are nice to each other and lots of kids. It's about 20 years old and has nice old trees, and a swim tennis area. Neighborhood fees are reasonable too. If this were in my price range and I was a young family, I'd move here definitely. There's a nice variety of ages, (don't worry, plenty in the range you're looking for, but also kids older, who will be potential babysitters, that will be nice to have nearby.

We are near Johnson Ferry and Upper Roswell Rd (120).

Fox Glen Subdivision in Alpharetta has lots of kids and we have neighborhood functions all of the time. The functions range from porch parties, halloween, christmas to functions with just the mommies. The subdivision does not have a pool/tennis but it has a trail to Webb Bridge park which has tennis, soccer, baseball, kids playground and walking trails. Currently, I am not sure if there is a house for sale but spring is coming and I know homes will become available. The subdivision is located near the intersection of Kimball and Jones Bridge Roads. My husband may have to move due to work so our home may be for sale in the near future..I do not know though.

We live in the Medlock Bridge subdivision, technically in the new Johns Creek city. With over 600 homes (it doesn't feel like it, though) we have 2 swim/tennis facilities complete with playgrounds. Our subdivision is very active with a neighborhood playgroup e-mail list for weekly playgroups, tennis teams, bunco groups, a kids and adults swim league, adult socials and kid socials. We have a great newsletter (monthly or every other month) to keep neighbors informed. Great schools, too-the elementary school is in the neighborhood next to the firestation, where we've been for a few tours.

South Forsyth is the place to be! We live in Three Chimneys Farm but all the neighborhoods around us have tons of little & big kids- Windermere, Brandon Hall, Old Atlanta, Grand Cascades, etc. Also, the schools are the best! With the market the way it is, now is the time to buy! Check out Three Chimneys Farm-there are lots of homes for sale with motivated sellers!

About me- I am a sahm with two boys (7 and 5) and a little girl who just turned 2!

K., There are some nice areas to live in E. Cherokee Co. It is still close to Roswell & Alpharetta. It depends upon whether you are renting or purchasing & price range. The neighborhoo wheret I live is there & we have a great mixture of all ages of children & adults. We have swim & tennis & an active community. There are a few resales here in Meadow Brook.

Hi K., I'm east of 400 some wonderful neighborhoods with tons of kids are Sugar Mill, any Foxdale neighborhood. Both have swim and tennis. The elementary school is wonderful and the parents are very active!!!

We recently moved to Suwanee from the St. Louis area and love it. I did intensive research on-line of all the elementary schools and they all tested above state average. We live in the Ruby Forrest subdivision. It is a very large subdivision. There are several small kids (including mine) on our street but I don't know about the rest. There is a pool, tennis courts, playground, and a clubhouse used for neighborhood functions. It can also be rented for private parties. Good luck. B.

Before you work with any realtors call The Stormont Team! Lauren Stormont is the leader of the team and I honestly don't think there is another team out there that knows as many subdivisions as they do!!! I moved to the area about six months ago and they knew every area. They know Alpharetta VERY WELL. I know this because they drove us around and helped us really narrow down our search.
They specialize in working with families and even carry car seats for out of town families.

Hi K.,

I've read through the responses and agree with most everything everyone has mentioned. The only problem is...what is your price range? There are many, many great n'hoods that have young children in the area.

I live in Dunmoor, off of Waters Rd. in the Dolvin school district and absolutely love all the kids my friends have to play with. My kids are 9 yo (girl-4th grade) and 6 yo (boy-kindergarten). I've lived here for over 9 years and know the area very well.

Since I'm a Realtor that specializes in the area I also know Cumming, Duluth and Marietta. The top schools in the southern most part of Cumming are: Daves Creek, Johns Creek, Settles Bridge, Sharon and Big Creek (on the East side of GA400) and Vickery Creek on the West side of GA400.

I'd love to create a custom search for you that would automatically email you whenever a house is either new on the market, has a price reduction or comes back on the market (the contract falls through) that meets all of your criteria. It's a great way to get to know the market and what is available without me calling you all the time. Many of my clients prefer this method. Then when they see houses that look interesting to them we go out and see them.

I've sold houses in all of these areas but recently (around Thanksgiving) sold a house to a couple with a 4 yo in Brandon Hall. Someone else had mentioned this n'hood which is located in South Forsyth. It's a great place with tons of young kids. If you'd like to speak with the wife I'm sure she'd be happy to. She is also looking to make more friends since they moved from California.

There were a number of very good subdivisions mentioned that you'd love the amount of young children but it really depends on your price range.

I highly recommend finding a swim/tennis subdivision since it's much easier to meet people.

Another person responded saying that now is a great time to buy...they couldn't have been more correct!
