Do you know anyone in the DFW who paints hardwood floors? I've been looking at info. on the internet that talks about painting hardwoods as a chic, cheaper alternative to restaining. Also, if you have any price estimates for painting and/or restaining hardwoods, that would be great. Thanks!

As far as staining, the issue is that the floors are light, and we want them to be dark. I'd love to know how much restaining would cost... I was told thousands of dollars. Is this right? As far as painting, I love the look. However, IDK anyone in the area that does that.

BTW, it would be a very big area... probably around 1500 sqft.

I agree....DON'T PAINT!! If you can't afford to have them refinished right now, keep saving until you can....but DON'T PAINT THEM!!!!

If you can avoid it--DON'T paint them! It would be well worth the $$$ to refinish them.

You can refinish and have them stain the floor whichever color you want. I just got some estimates for our floors in suburban Chicago. They ran from approx. 1.50 per sq. ft. to 3.00 per sq. ft. including sanding, staining and refinishing. There may be a minimum charge if it's only a small area.

You may want to look into having the floors refinished (simply sanding, sealing, and a protective finish). I just did my family room and entry way ($450 minimum charge) and I love it.

If you think you may be selling your house within the next 10 years, then I would not paint the floors. Although you may like it, chances are the majority of the population would not, and it would hurt your resale value. If your going to be in your home for a long time then go for it.

Hi A.!

I am adding my 2 cents with the other ladies...PLEASE think long and hard about painting your hardwood floors! Hardwood floors are a great quality flooring and classic. I agree that it could drop the resale value of your home. Also, it might be chic and fashionable now to paint hardwood floors, but there is no guarantee that it will last. It was chic and fashionable for a time to cover gorgeous hardwoods with vinyl flooring, and now I think most folks would be horrified to find out someone did that to their wood floors. If you REALLY dislike the current stain of your floor, then I would save longer to pay for the floors to be restained. I will say as another person who lives in Denton, if you live in one of the older home neighborhoods - they have beautiful hardwood floors (even if they are a lighter oak). They just may need to be cleaned up a little.

Stain comes in bunches of colors...for dark think "brazilian rosewood" or "espresso" They're both very dark and are what's hot today. It's expensive to sand, mop, stain, sand, stain, poly the floors. But, it lasts for years.

I've gel stained most of my old oak furniture with 'brazilian rosewood' and love the look. It's give the furniture another 5-10 years with us.

I personally wouldn't paint the floors, as others so nicely said, it doesn't wear as well and can be a turn off to people that like the look of real wood.

Oooooh, I am very concerned that you might lose a lot of resale value if you do paint your floors. It might be a good quick fix, but when you go to sell your home a TON of buyers will be very turned off by the painted wood.
