Husband Got a Job at a Company Based Out of DFW Airport... Need to Find a House!

I don't even know where to begin. My husband accepted a job offer today. It offers relocation assistance, but he has to be in Texas by the first week of April... Leaving me and our infant son until May 1st (hopefully... pending the housing situation...) We're currently in Connecticut and I've never even been to Texas! Long story short, we're extremely excited!

I'm basically looking for advice on finding a reasonably priced family friendly neighborhood... You know, an area where it would be no big deal for me to take the dogs and the babes for a walk. As of right now, we live on a thoroughfare which makes this impossible. Not to mention, the school district will be important in a few years... I've heard DFW suburbs can be hit or miss... We're basically looking for a house less than 150K... (we still own our house in CA, unfortunately... making our budget very limited...)

Thanks in advance for your help!

What can I do next?

So What Happened?

Thank you so much for the input from everyone. It definitely helped me gain perspective and get opinions on the area. One of the many reasons I have come to love mamapedia! We ended up flying to Texas last weekend and let me tell you... LOVE IT! Such a huge difference from Connecticut. People are friendly, food was amazing, houses are new... We had a great time and I am looking forward to moving for sure now...

Over the course of four days we saw almost 90 homes. Some for sale, some for rent. After scouring the area we found a house we fell in love with. We're super stoked about it. My husband leaves for Texas on Saturday... and my son and I will follow in about a month.

Thank you so much for all of your help... It really did help with our decision!

Flower Mound, Highland Village, Grapevine, Coppell. All have excellent schools and are very family-oriented communities. They are in close proximity to DFW airport.

Hi,

I was in a similar situation a little over 2 years ago, moving to Texas from Chicago (and still owning the home there).

I work right at the airport, too, but we couldn't find anything affordable with the size of home we were looking for (4 kids at the time, good school district being important, too) real close. We ended up buying a house in the Thousand Oaks Subdivision in Lake Dallas (between Lewisville and Denton, off I35E) and never regretted the decision. My commute is about 45 minutes which isn't too bad, the schools are great and the neighborhood very kid-friendly, safe and quiet.

Good look with your move!

Welcome to TX! We moved to the Plano/Allen area about 20 yrs ago and LOVE IT.

My suggestion since this is so quick is to rent first and check out all the areas. We have lived in the same 3 square mile area all this time. We started in a smaller home for 2 yrs while we searched for a good lot to build, then we built and then after daughter was born, we wanted something larger and had been eyeing the property we are currently on to be opened up for building. When it did, we jumped on it and we LOVE our house and lot.

We are inside 45 minutes to DFW and Love Field.

I am not so sure about your budget. Again, renting seems very logical so you can actually spend time in different areas. Plano ISD, Allen ISD, Colleyville/Grapevine and Keller are good. I don't know the ages of your children but you can go on any of the school districts websites and get detailed info on them.

I am in agreement to stay out of the Dallas ISD. We have neighbors who moved from high end Dallas zip code to our area when the children started getting to school age simply for the school district. The other option was private school.

It depends on what you like... more of a small city/communty feel or more rural/industrial.

I hope you love TX as much as we do!!

We have lived in Texas for 15 years (moved from the east coast). I love it and would not go back east unless I absolutely had to. There are some things I miss, but Texas is great. We lived in Plano for 10 years and moved to Mansfield 5 years ago. We moved to Mansfield because my husband took a job at Lockheed Martin and the drive going from the northern part of the metroplex to the southern part was HORRIBLE. The post that recommended renting first is an EXCELLENT idea. There are so many communities and you do need to check school district lines. Mansfield ISD has schools in Mansfield, Arlington and Grand Prairie. Boundaries cross into neighboring cities.

I love Mansfield. It has a small town feel, but close to the big things (i.e. malls, sports centers, museums). There is housing available in very nice, established neighborhoods for your price range. We loved living in Plano, but Plano was too much of a commute and it is very large (~250,000). Also, Plano is pricier. We looked into the Keller ISD which is also nice, but traffic was a concern again. My husband does not like to sit in traffic at all.

When we first moved to Texas we lived in an apt for 6 months while we "shopped" for a neighborhood and a house. The best advice I would give is to take your time, drive around the cities, rent (lots of nice apts and houses available) and find a realtor who is willing to work with you and not so concerned on just selling a house in the city he/she thinks you should live in.
Good Luck!

My family moved to Ireland in October, but we still own our house in Burleson, Texas, which is 45 miles from DFW airport. My husband worked at American Airlines, which is adjacent to the airport, so I can tell you that it will take about 1 hour of commuting time each way in rush hour traffic. The school district is good, and we loved our house, but need to sell because we aren't living there anymore. Here is a link to it, and it comes with the fridge, washer, and dryer (since we can't use these appliances in Europe):

http://www.mlsfinder.com/tx_ntreis/kw_727/index.cfm?actio...

We are definitely willing to negotiate down to your price range, so just let me know if you are interested. It is a great area, and we were sad to leave.

I will tell you that it will be hard to find a house in your price range that is much closer to the airport, unless you want a much smaller house. Good luck with the move and your husband's new job!

I would recommend renting until you can figure out which area you like the best and hopefully sell your house in CA. $150k is a limited budget to buy in this area and get in a good neighborhood. I live in Colleyville which is an amazing place with lots of big trees and nice neighborhoods but Grapevine is also very family friendly with great school districts and is more affordable. Look on realtor.com and see what you can find for rent in the area. Grapevine and Colleyville are about 5 to 10 minutes from the airport. Good luck!

DFW Airport is very close to LOTS of suburbs. Euless, Bedford, Grapevine, Colleyville, Southlake and I'm sure more. We just moved here 5 years ago, so I don't know everything! I'd suggest Colleyville and Grapevine as my 1st choices (Southlake is probably WAY out of your budget). Colleyville and Grapevine may be out of the budget too, but they are both GREAT cities, wonderful communities, and have terriffic schools. You can actually go online to find the ratings for each individual school within the district because while all are good, some are better than others. If both of those areas are out of the budget, the next area may be Euless, but in Grapevine/Colleyville school district. You get the benefit of the school district with a small break on house prices. The best thing to do is to find a GREAT realtor, I can recommend Nicole Smith www.nicolesmith.net as someone that is very familiar with the area and is a WONDERFUL realtor! She is a Dave Ramsey ELP as well! We we moved here, she helped us find the perfect place.

I haven't read all your responses yet but here is my opinion... although fun and exciting the Dallas (or East side of the metroplex) is more congested and lots of hustle and bustle. you will find some great neighborhoods on the east side but I prefer the Ft Worth side (the west side) it is more laid back and quiet. In your price range you will most likely find a home in the Keller or North Fort Worth (also called Keller area but not in Keller city limits) (zip codes 76248 and 76244 if you want to do a realtor.com search even 76262 Roanoke area) Keller schools are all Very good/exemplary so that is good, and you will want easy access to Hwy 114 and or 170. there are several houses in our neighborhood that would fit the bill for what you are looking for. (most people moving because of Job changes, we live in Timberland Estates if that will help your search). The price ranges in our area are very reasonable for the 3/2/2 homes.

but set aside that info, if you want to try apartment living for a few months before you choose a place to live you might be able to do that close to the airport in the HEB (Hurst Euless Bedford) area, there are a lot of Airport workers that live over there. Hope that is helpful info for you... we have lived in the Mesquite area, Dallas area, Duncanville Area, Haslet area, and now Keller area. and my Hubby and I both worked at eh Airport for years. and Keller is by far my favorite. Still close to everything we need without all the expenses of some of the more expensive neighborhoods.

Good luck, feel free to message me if you need more info.

Hi S., We moved to Texas almost 7 years ago from the Bay Area (N. Cali) and absolutely LOVE IT!!! It was like pulling teeth getting me to move here @first but now I wouldn't move back, unless I absolutely had to. We live in Keller, on the border of Southlake, in the community called Hidden Lakes. They have a community website - http://www.HLhoa.com, in case you're interested in browsing through it. There are 10-12 villages within our community and they're all priced very differently, depending on what your budget is and what you're looking for. My kids are 7, 15, and 18 and it's perfect for all of them. The schools are amazing, the neighborhoods are great, and the people are the most friendly. I do not recall ever meeting such friendly people on the west coast. My friend Mandie Dealey is a Realtor and knows this area (and the surrounding areas) very well and can tell you where you can find what you're looking for. Here's her website: http://www.thedealeyteam.com/. My husbands family lives in CT (Meriden and Hartford area) and they love Texas whenever they come out to visit. You'll be happy here... Good luck!!!

Ok, I will weigh in--First congrats on the move to Texas, I think you will find lots of friendly people!! I agree with several of the posters that Roanoke/Trophy Club is great!! We live in Meadows of Roanoke, lots of kids, people walking their dogs, etc...home is little older, but in really good condition and lots of square footage for the price. There are a few homes available in this neighborhood. It has great access to major highways, shopping, restaurants, etc. but not with the craziness that comes with being in the city! Roanoke is in Northwest ISD which has excellent schools and a really great community center, Hawaiian Falls Waterpark opening this summer, lots of interesting places to eat. Roanoke is only a few minutes from Grapevine, so all the activities that are offered there for kids are easily accessible, and minutes away from Southlake, where there is great shopping! There is a real sense of community here, friendly, but not nosy neighbors, and practically no crime. Please feel free to private message me if you have any questions. Good Luck!!

Congrats on the move to Texas!! Welcome. I happen to love the HEB (Hurst Euless Bedford) area. I moved to Euless two years ago from the Arlington / Mansfield area. I even loved that area as well, but I work in Irving, so the commute is cut in half. Euless is a neighbor to DFW Airport and conveniently located to the surrounding attractions and shopping and close to Grapevine and Southlake, which are also great places to live and shop (a bit more expensive to live than Euless since you are on a budget).
HEB ISD is a great school district that are not making any cuts in their education. Check local reality listings and make your own comparisons of the houses available. Good luck in your journey to Texas. ;)

Since this is all happening so fast, you might consider renting a house and looking over the summer. I know there is a nice house down the street for rent or sale and there have to be many more throughout the area. It would give you time to decide which area of the Metroplex you want to settle in and which school district is best for your needs. I love the South Arlington/Mansfield area.

Whatever you decide, good luck!

It depends on how big of a house you are looking for. We are actually moving to Flower Mound from N. Fort Worth (Keller ISD). Flower Mound & Coppell are nice areas but are more expensive (particularly Coppell).

You will get much more house for your $$ in North Fort Worth (Keller ISD or Birdville ISD) /Keller/Roanoke. It will be a longer commute to work, however. In my current neighborhood, you can get a 3 bedroom, 2.5 baths, 2 living areas, 2100 square foot home for about $140K. The neighborhood also has a park system with great walking trails.
Start getting on relator websites and start looking at surrounding areas. That will help you narrow your search to a few areas and see what you can get for your $. I also think someone's suggestion about renting a home for awhile could be a good one (if you don't mind moving more than once). It would allow you to find something quickly and then get to know the area better.

Good luck to you! Feel free to private message me if you have other questions about the area.

For 150k go with Roanoke or Keller. If you could afford more, Southlake. All are great! Try to get inside official city limits if you can so you can benefit from city amenities and not just school system.

The closer you get to Dallas the more costly. North Dallas has a good reputation. South Dallas is known for high crime. Frisco, Plano, Allen, McKinney and Coppell have great reputations but you won't get much house in your budget because they are very pricey. You'll get the most bang for your buck north of Lake Lewisville-- i.e. Denton, Lake Dallas, Corinth.

Welcome to Texas! You've gotten some great suggestions. I do want to say that the Dallas schools are NOT awful, but they can be hit or miss. If you want a house in the $150k range, you may not be able to end up in an area with the better DISD schools.

You might also want to look at Fort Worth. I don't know what their schools are like, but the downtown is absolutely delightful. It has a small town feel, and I love going over there just to wander around, shop, have dinner, see a show, etc. I am not going to move from Dallas to live there (in part because we really do love our school!), but if I were moving to the area from somewhere else, I would definitely give Fort Worth a good look.

First Congrats and welcome to Texas. If you can get use the heat of the summer then I promise you will love it. For the most part we are very friendly. DFW airport is in a good central area with several options of areas to live near by. My suggestion is find an apartment or rent house to move to for about 6 months while you get a feel for the areas. While there are several very good areas, they all have different feels to them, you really need to see what fits your personallity and life style. Some areas can tend to be a little snobby.

If you will be able to afford private school then you can probably find a good house in Dallas, but the public schools are aweful. My hubby is Dallas police and we could get such a great tax cut if we bought in Dallas but we refuse to put my kids in the schools.

There are several good school districts surrounding the airport. Grapevine is pretty good and Lewisville ISD is great. LISD consist if Lewisville, Flower Mound, and Highland Village. The schools in Flower Mound and Highland Village are in the top. We moved to Flower Mound for the schools and we have been here for 7yrs.

Coppell and Irving are also good areas, I dont know much about the schools but I havent heard bad stuff so thats a good sign.

If your dead set on buying then find you a realtor and tell them what your looking for, they should have some great advice. We used Keller Williams out of Flower Mound. Her name is Shelby and she was awesome. So patient with us. I was prego, and we wanted 4 bedrooms, but I was determined that all rooms had to be on the same floor and we had the $150 range as well. I was being very picky and she did a great job. We ended up spending $155 so that wasnt bad.

Normally Id say that price range would be dificult but with todays housing market in Dallas, you shouldnt have any issues. So many people are just looking to get out before forclouser that they are willing to deal. I have a kneighbor who is trying to sell for this reason and they are selling for alot under the value, I was shocked.

Again, Good Luck and welcome to Texas.

I am a REALTOR in Denton County, and I have sold many properties all around the Dallas/Fort Worth Area. I agree with many of the other Momma's on here. Renting may be a good solution, or if you have time to come out and visit some of the different areas before making a decision, you can get a feel for the different communities and what they have to offer.

You will definitely get more for your money if you can come a little further north (North of Lake Lewisville - ie: Denton, Shady Shores, Lake Dallas, Corinth, Hickory Creek, Little Elm, Cross Roads) or go over closer to 35W (Roanoke, Justin, Haslet, some areas of Keller). All of these areas have mutliple commute routes to make getting to DFW Airport easier. The school districts in these areas are good as well (Lake Dallas ISD, Denton ISD, Northwest ISD). You should easily be able to find a home in the $150k range. There are some great deals with many homes being short sales and/or foreclosures (may have to be willing to do some repair work).

I would be happy to help you and your family find your new home if you do not have an agent you are already working with. Please feel free to give me a call if you have any questions that I can help you answer.

Sincerely,
K. M.

Something that you will need to adjust too from CN is that in Texas we are very spread out. It is not like New England with you can cross 2 state lines in 20-30 mins. It is nothing for folks here to drive 45 mins to 1 hour in order to get to work. With that being said, you will open your options immensely, you do not need to live so close to DFW Airport. As a matter of fact I would highly recommended that you NOT be inside Dallas at all. Look at some of the outlying sub-burbs: Grapevine, Mansfield, Midlothian, Plano, Allen,Keller.

If safety is a consideration, I suggest looking at the smaller towns that do NOT have mass transit. If the city has a way to get TO you, so does the crime!

Lastly, for what you are paying in CN, you will be able to buy much more house and property here in Texas! My husband is from RI, I have seen what the housing market is like in the New England States.

The answer to your question is dependent on the type of lifestyle you have/want.

Agree that temporary housing is best until you find your "home".

The closer you are to Dallas, the more stressed and faster-paced the people and atmosphere are (worked there for a gazillion years). I personally think the Las Colinas area is too over-industrialized and too congested. Hate to say it but I wouldn't live in Dallas or any of the close suburbs (including Las Colinas/Irving).

Grapevine is nice, but getting fairly crowed and tons of construction due to Southlake's population explosion.

Flower Mound is family-oriented and has had tremendous growth in the last 10 years. It's on the far side of Grapevine Lake.

The closer you are (or in) Fort Worth, the more laid people the feeling is. Noone is in a hurry in FW. I live in the SW area of Fort Worth, by TCU and it has an excellent school system and is a wonderful place to raise a family. Houses can cost a bit though. If you go a bit further out to Aledo, Mansfield or Saginaw, you get more bang for your housing buck. But I'm not sure your DH wants to commute 30-45 mins one way.

The Southlake/Keller area are super nice and have great school systems, but pricey (and the people tend to be the bling-bling set).

And no offense, but I wouldn't do Arlington, Hurst, Euless, or Bedford. To me their cities have had no forward-thinking, resulting in run-down areas.

Good luck and WELCOME!!!

I grew up in CT and would never move back. Miss the trees and hills but love living in the south! I would not live in Lewisville or Grapevine, personally. I think FM, Lantana, Roanoke and Trophy Club are your best bets for the price range. Argyle is pretty expensive with min 1 acre lots. I like North FM and HV and Lantana. All about 20 - 25 min north of the airport. Great communities and great schools. Lantana is a master planned community with 2 elementary schools that are exemplary and a middle school that is recognized. It probably wouldn't be a bad idea, like the person that said rent for a couple months to find what you are looking for. Good luck and welcome!!

My husband is based at DFW airport. We lived in Lewisville and currently live in Crossroads. Lewisville, Flowermound, and Coppell are all great and really close to the airport, but unless you're willing to do a lot of repairs, it's not likely you'll find something for less than 150. But sometimes there are good deals out there, so it doesn't hurt to look. To get a great house and neighborhood and schools in that range, Little Elm, Aubrey, Crossroads, and Corinth (Northeast of DFW) are good. The drive is longer, about 30-45 minutes if you use the toll bridge across Lake Lewisville, but we're happy up here. Little Elm school district has the best rating schools can get - I'm not sure about the other districts, but I hear all the elementary schools are good. For specific neighborhoods, check out Savannah, Providence, and Paloma Creek off of 380. Good luck and welcome to TX!

Ok. your 1st lesson in country grammar. If someone says.... "Hey Ya'll. We're fixin to go get a coke." It does not neccessarily mean a coca cola. All soft drinks here are cokes. :)
But seriously, the only advice I can give you is that I live further west, between Fort Worth and Dallas. It gives me the ability to go to Fort Worth on weekends. They have an awesome downtown nightlife. A lot of great museums, parks, the Botanical Gardens, fun free stuff for kids. Dallas is nice too, but more about the money. Fort Worth is more country and a totally differant atmosphere than Dallas. I saw a shirt once that summed it up. "In Dallas they call it Sushi, In Fort Worth we call it bait"
I can tell you Grapevine is wonderful for kids. They have free fun stuff for kids all throughout the year. It's the best for Halloween and Christmas. All the way up and down mainstreet they have bounce houses and rides and all the merchants give candy. It's a small town feel right in the heart of the metrolpex. So, Grapevine or further west would be my suggestion. I hope you love it here! I think you can tell from your responses that we are some friendly people.

Oh my gosh, did anyone mentioned Arlington?
Arlington is located right between Dallas and Fort Worth.
Both Interstate 20 and 30 run right through us so you have easy access to Dallas or Fort Worth.
Also, Hwy 360 is on the eastern edge of Arlington and actually runs THROUGH the DWW Airport. North Arlington is very nice and has some beautiful established trees (some of the newer outlying cities do not have much mature landscaping) and hilly terrain (N. Texas is very very flat).
Arlington has some schools that are rated Exemplary, but like most established cites, some areas are not as nice as others.
But Arlington has a lot of fun things to do, we have Six Flags, Hurricane Harbor, Texas Rangers, Dallas Cowboys, River Legacy Park.
FYI, Pantego and Dalworthington Gardens are cities INSIDE of the Arlington City limits and have much lower property taxes.

Grapevine, Southlake, Westlake and Las Colinas are nice areas that are close to DFW airport. Go to realtor.com to get ideas on pricing.

I would recommend Flower Mound or Coppell as family friendly neighborhoods close to the airport. It may be difficult to find something in your price range in either of the two, but those would be my top two pics. Keller would probably give you more house for your money but maybe a little more of a drive for your husband.

I lived in the Arlington area and loved it. It was so close to the airport and yet there was never any noise like you would hear living next to some airports. I also lived in Euless area, we lived in a house that was rent to own that was in a beautiful area of Euless. I would look at something that is rent to own or even some apartments till you are ready and can scope out the areas with your husband. I liked Grapevine and the mall there was awesome. Like any city that you live in there is a hit and miss. I agree with another poster about the fast pace of Dallas versus Ft. Worth. North Richland Hill's was also a nice area. Irving is also close and easy to navigate through. You are going to have a great time. The cost of living is definitely better than California and you will find that the people are so nice. I moved from Texas back to California and I still miss it there. My husband's company is going to be opening a place in Texas and we already said that we would move there when they do. Good Luck and have fun.

We live in Flower Mound and it is a wonderful family-family suburb with excellent schools. However, I don't know if $150,000 is realistic for Flower Mound. All of Flower Mound is good, but there are some parts that aren't as expensive as others (and still have excellent schools). Go to realtor.com and do a search on homes in Flower Mound and see if any houses are going for $150,000. Flower Mound is also close to DFW airport. However, if $150,000 won't work in Flower Mound (too bad you can't sell your house in CA), you can live a bit further North in Argyle, Lantana, or Double Oak (Double Oak is in Flower Mound, just an older area, making the houses less money). Argyle is 15-20 from Flower Mound and has beautiful houses (they are cheaper b/c you are farther out). Same goes with Lantana - beautiful houses, but farther out, so homes cost less. If you can't do Flower Mound, definately consider those areas b/c the schools are still good! Good luck.

Dallas and the east side is far more crowded. I would rent first because it is very hard to turn around and sell a house if you make a mistake.

Welcome to Texas! We live in Grapevine and absolutely love it! It has everything you could want in a town: great schools, lots of young families, lots of great parks, extensive hiking/walking trail system, Grapevine lake, not to mention VERY close to DFW Airport. We have found the people to be very friendly and there truly seems to be a hometown feel here as it's a smaller suburb than most. There is always something going on in Historic Downtown Grapevine (google it). Again, welcome to Texas! :)

I live in SW arlington and it is about a 30 minute ride from the airport. There are houses here that will fit your budget and Arlington schools are good and there are several good private schools here that can also fit your needs.

Welcome to Texas. Just so you sound like a local when you get here, the plural of y'all is all y'all! I recommend Keller, North Richland Hills on the Tarrant County site. Someone mentioned Hidden Lakes subdivision (in Keller I think) and that area is great and not too bling-bling. Southlake, Westlake and Grapevine/Colleyville are nice too but pricier. All those have good school districts. Also on the northern side of the metroplex, Frisco and Prosper are really great, more affordable and great schools. Avoid Dallas proper like the plague! Good luck

I agree with others. Get a short term lease in an apartment maybe until you can scout the areas around the airport to live. There is tons of road construction going on around the airport which right now can make a hassle of the commute, but that wont last forever. Las Colinas is a good area close enough to the airport but far enough away to get out of that congested area. There are tons of nice apmnts and retail/restaurants in that general area. Then you could get a realtor and tour neighborhoods all over and get info about schools.
